Rakesh Kishan
Rakesh Kishan has advised Fortune 500 companies on enterprise-wide RE&FM initiatives to strengthen organizational effectiveness, create greater value to customers, and increase efficiency and innovation in FM through best practices. He has led improvement efforts of high-value asset portfolios comprised of manufacturing, lab, and office campus settings of pharmaceutical, high-technology, manufacturing, and financial services industry sectors.

Mr. Kishan is an expert in the growing market for outsourced integrated FM services. He has spearheaded outsourcing initiatives on a global scale and within diverse portfolios of manufacturing plant, lab, and office settings. He has negotiated substantial FM deals with individual contract values of up to a billion dollars. In this capacity Mr. Kishan has advised major corporations in virtually all aspects of the entire outsourcing life-cycle:  from structuring global Facilities Management outsourcing initiatives, to optimizing governance structures and processes for sustained realized improvements, and to implementing interventions to renew troubled relationships. In particular, he has pioneered innovative approaches to structuring contract pricing to foster continued supplier innovation across each stage of the contract life-span.

Mr. Kishan has written for and presented at RE&FM organizations and publications in the US, UK, Canada, and Japan on outsourcing and performance improvement in Facilities Management. He is the chair for the annual UMS Strategic FM Conference attended by thought leaders in RE&FM. In addition, he is the editor of UMS Perspectives, a thought leadership journal dedicated to advancement of RE&FM.

Mr. Kishan holds an Masters in Business from Columbia University, a Masters in Government from the University of Pennsylvania, a BS from the University of Wisconsin, and a BSc in Physics, Mathematics, and Chemistry from the University of Delhi. Return to top

Michael Redding
Michael Redding is a Managing Director at UMS Advisory.  In this capacity Mr. Redding provides content expertise and project management in the delivery of outsourcing services, operations and maintenance assessments, business process re-engineering, performance management programs to the facilities organizations of Fortune 500 companies, including both pharmaceutical and biotechnology companies. Mr. Redding’s has particular expertise in optimizing FM maintenance processes through process and reliability improvements. Mr. Redding has in-depth knowledge of facilities and planning and scheduling, inventory, Preventive Maintenance, Predictive Maintenance, and work execution processes. He has worked in a variety of capacities in improving proactive maintenance in facilities, research and production plant settings.

Mr. Redding has over 10 years of industrial experience where he served in a variety of technical support, maintenance and production management roles.  In this capacity, he was responsible for justifying capital projects of up to $10 million, leading continuous improvement teams and supporting organizational redesign efforts.

Gregory Swanberg
Mr. Swanberg is a Managing Director at UMS Advisory. In this capacity Mr. Swanberg provides strategic direction and client management in the delivery of outsourcing services, organizational effectiveness and re-design, performance improvement. Mr. Swanberg has particular expertise in facilities operational excellence, strategic sourcing, organizational strategy development and design, and process improvement.

Mr. Swanberg has over 20 years of Senior management and executive operational experience with companies like Pan Am, Johnson Controls and EMCOR Facilities Services. In addition he has supported and managed numerous entrepreneurial consulting organizations including his own. In this capacity, he was responsible for delivery of global advisory services including organizational effectiveness, process management, financial analysis and forecasting, benchmarking, controls design, and process improvement supporting companies like Pfizer, Merck, Genentech, Lexmark, SAIC, and Washington Mutual.

Mr. Swanberg’s career has included, managing large and complex operational organizations with national and international workforces in support of public and private sector clients. Advisory experience includes providing global management of technical engineering design, Construction management, IT development and delivery of systems and processes. In support of these missions Mr. Swanberg has managed the delivery of process improvement, engineering design, strategic sourcing and organizational alignment, financial analysis, and consulting activities. Recent experience includes:

• Provides strategic direction and manages the delivery of services supporting a life sciences corporations program to have all national manufacturing facilities certified as Class A utilizing the Oliver Wight criteria.

• Supports a life sciences organization in a global benchmarking program to identify efficiency opportunities from operations, Maintenance, utilities, laboratory services and all facilities related vendors activities.

• Managing over 1000 outsourced technicians, supporting over 50 clients, including many of the nation’s top financial institutions. P&L responsibility for over $140M in annual revenue.

Mr. Swanberg holds a Bachelor’s of General Studies with an emphasis on Facilities Operations, from the University of Kentucky; In addition he holds Masters Degrees in Public Administration from Georgia Southern University and in Business Administration/Management for Northwestern’s Kellogg Graduate School of Management.
